As I understand the issue, there is no regulation in place for people doing home inspections.  Anyone can start a company and offer their services.  There is also no recourse such as the previous poster when major errors or omissions are encountered. I have a copy of a house inspection which was done on a house I bought 13 years ago.  Much of the information is cut and paste with a comment thrown in here and there.  You are welcome to have a look and use it as a guide to checking out the house.  Email me if you'd like to see it. You are likely just as well off getting someone you know and trust to look through the house. Too true. When we had our home inspection done, our inspector missed all sorts of problems that I began to find quickly after moving in. One or two things could understand missing, but some of these guys are either clueless or just don't care. Maybe both. plover

Maybe both. plover All valid points but keep in mind that many, many people do not have the skills or knowledge and experience to be able to spot problems, especially during the tense, exciting and stressful process of buying a house. Important items could easily be missed. For such a huge investment, the added cost of a professional inspection is not significant and might provide a degree of comfort to the purchasers. It might also be expected or required by a bank or insurance company. Even in the case of a knowledgable buyer, an inspector may have insights that will give the buyer 'ammunition' to help negotiate the final sales price. I am thinking of things like code non-compliance for heating appliance flues, or electrical panel loading issues. A Vendor is more likely to question or discount issues that are relayed out of the Purchaser doing their own non-professional inspection that they are issues identified in a commercial inspection report. Best bet is to do both your own detailed inspection and to also then spend the $300 or so for a professional inspection. Neither one is likely to be perfect, but between them you will probably identify all the important issues. Cheers, John
